1 · Stay economics
Net contribution = Airbnb payout on (nights × ADR − room discount + cleaning) − true turnover. Discount applies to accommodation only; cleaning is undiscounted (same engine as our other tools). Default host fee 15.5% single fee.
2 · New Listing Promotion
Airbnb: optional 20% off for the next three bookings on listings with fewer than 3 bookings; Smart Pricing must be off; the promotion does not stack and supersedes other discounts in Airbnb’s priority list (new listing → custom → LOS → early-bird → last-minute). If you already had 2 bookings before opt-in, bookings 3–5 get the discount. You can opt out anytime (official promo page + Combining discounts resource).

4 · Promo cost & offset multiple
Offset multiple = netfull ÷ netpromo on one booking. Extra full-price contribution needed to offset N discounted bookings = N × (netfull − netpromo). These are host-arithmetic planning aids — not occupancy or earnings forecasts, and not Airbnb’s program marketing stats.
New Listing Promotion = Airbnb’s fixed-percent launch discount (default 20%) applied to the next three eligible bookings while Smart Pricing is off and the listing still has fewer than three bookings when you opt in.
Priority = when multiple discounts could apply, only one runs; New Listing Promotion is first on Airbnb’s published list, so it overrides LOS / early-bird / last-minute for those nights.
Effective ADR = (room after discount) ÷ nights.
Net contribution = host payout after fee − one true turnover.
Promo cost (N bookings) = N × (net at full ADR − net at promo). Cash-flow difference on your inputs only.
Offset multiple = how many times the promo-night contribution you need at full ADR contribution to match what full price would have earned on one stay — planning arithmetic, not a predicted booking lift.
Not modelled: Airbnb’s internal “listings with vs without promo” marketing comparisons, search rank, review velocity, taxes, guest fees, custom promotions’ 60-day median rules, or Smart Pricing dynamic rates. No invented uplift percentages.

What is the New Listing Promotion?
Airbnb’s promo page: Hosts can apply a 20% discount to eligible listings for the next three bookings. Eligibility requires fewer than 3 bookings and Smart Pricing disabled. The discount can show as strikethrough in search and on the listing. You can opt out anytime (source 1).
Does it stack with weekly or early-bird discounts?
No. Airbnb’s Combining discounts resource prioritizes New listing promotion first, then custom, length-of-stay, early-bird, last-minute — only one applies per night (source 2).
Why compare to an alternate %?
If you would otherwise run a 10% early-bird or LOS discount, New Listing Promotion’s 20% replaces it for those three bookings. The alternate column shows what that competing discount would have netted — still your inputs, not a recommendation.
Do you promise more bookings or earnings from this promo?
No. This page only does payout arithmetic on the numbers you enter. Airbnb publishes its own comparative program stats on the promo page; we do not reproduce them here as promises, and results vary by listing and market.
Is my data sent anywhere?
No. The arithmetic runs in your browser; nothing you type is transmitted or stored.
