1 · Stay economics
Net contribution = Airbnb payout on (nights × ADR − room discount + cleaning) − true turnover cost. Discount applies to accommodation only; cleaning is undiscounted (same engine as our other tools). Default host fee 15.5% single fee.
2 · Length-of-stay discounts
Airbnb: weekly discounts apply to stays of 7+ nights; monthly to 28+ (Help 1233). Custom band is your what-if only — set nights to 0 to ignore. Rule-sets can stack other adjustments (Help 2061); this page models LOS room discount only.

4 · Turnover heuristic over a fixed window
Rough arithmetic only: if the window filled only with stays of length N, how many turnovers and what total net contribution? Occupancy is assumed 100% of the window for comparison — not a booking forecast.
Applied discount = weekly % if nights ≥ 7 (and < 28 unless monthly is deeper), monthly % if nights ≥ 28, or your custom band when nights ≥ custom threshold — whichever matching rule you configured. Monthly typically overrides weekly at 28+ when both apply; this tool uses the discount % you enter for that band.
Effective ADR = (room after discount) ÷ nights.
Net contribution = host payout after fee − one true turnover per stay.
≥10% search callout = Airbnb Help 1233 says discounts of 10% or more can display in search. That is a UI fact, not a ranking or booking guarantee.
Window heuristic = floor(window ÷ stay length) stays × net per stay. Ignores residual nights and real occupancy. Labelled heuristic on purpose.
Not modelled: early-bird/last-minute stacking (Help 2061), taxes, guest fees, search rank, or RevPAR lifts. No invented occupancy premiums from third-party blogs.

Questions
What is a weekly vs monthly discount on Airbnb?
Airbnb Help 1233: weekly discounts apply to reservations of 7 nights or more; monthly discounts to 28 nights or more. You set them under Calendar → Price settings → Discounts (source 1).
Why does 10% matter?
Airbnb says discounts of 10% or more are displayed in search (Help 1233; Resource Center pricing tools). This calculator flags whether your weekly/monthly/custom % meets that threshold. It does not claim extra bookings.
Does the discount apply to the cleaning fee?
No in this model. Room (accommodation) is discounted; cleaning stays full — matching our shared payout engine and typical host-fee framing for host-added fees.
Is my data sent anywhere?
No. The arithmetic runs in your browser; nothing you type is transmitted or stored.
