Enter what each turnover actually costs you. The tool grosses that up for Airbnb’s host fee (default 15.5%) so the listed cleaning fee can still net your cost after the fee, then compares three listing strategies — full separate fee, fully bundled into the nightly rate, and a 50/50 split — with guest totals for 2-night and 5-night stays. Free, no signup, runs in your browser. Fee rules last checked against Airbnb’s pages on 2026-10-03.
1 · True cost per turnover
Use either the three cost lines or one invoice. Leave invoice at 0 to sum labor + supplies + laundry.
2 · Listing & fee settings
3 · Strategy comparison
Arithmetic only — not a ranking of which strategy you “should” use. Guest totals below are booking subtotals before taxes. Host net is after the host fee on that subtotal.
Fee on cleaning. Airbnb’s Resource Center says service fees “are a percentage of your nightly price plus any fees you’ve added, like a cleaning fee” (source 2). On the single-fee structure most hosts pay 15.5% (source 1). Untick the box above if your own earnings breakdown shows otherwise.
Break-even fee = the smallest listed cleaning fee such that, after the host fee on that fee, you still net your true cost. That is grossUp(trueCost) — at 15.5%, roughly cost ÷ 0.845.
Recommended (buffer) = the same gross-up applied to cost × (1 + buffer%). Default buffer is 20%; edit it. Buffer is a padding for messy turnovers / restocking — not a profit claim.
Full: charge the recommended fee separately; nightly rate unchanged.
Bundle: cleaning fee $0; nightly rate raised so that on your average stay length the booking subtotal matches Full (ceil to the cent).
Split50: half the recommended fee stays separate; the other half is spread into the nightly rate over the average stay.
2-night vs 5-night totals show how a fixed cleaning fee changes the effective per-night price guests see for short vs longer stays. Guests often compare total price — without inventing platform ranking rules beyond what Airbnb publishes.
Not modelled: taxes, guest-side fees (split-fee structure), currency conversion, discounts, or any search-ranking / algorithm penalty thresholds. Strategy comparison is arithmetic, not tax, legal, or listing-optimization advice.
Questions
Does Airbnb take a cut of the cleaning fee?
On the single-fee structure the host fee is deducted from the booking subtotal. Airbnb’s Resource Center states that service fees are a percentage of nightly price plus host-added fees like cleaning (source 2). Confirm on a payout in your own earnings dashboard.
Should I bundle cleaning into the nightly rate?
This page only shows the arithmetic: how guest totals and host net change under Full / Bundle / Split50 for your numbers. It does not recommend one strategy. Short stays make a separate fee a larger share of the total; longer stays dilute it. Your market and stay mix matter more than a single default.
Why is “recommended” above break-even?
The buffer % (default 20%) pads true cost before gross-up, for odd turnovers and supplies. Set buffer to 0 for pure break-even. Nothing here promises profit or occupancy.
Is my data sent anywhere?
No. The arithmetic runs in your browser; nothing you type is transmitted or stored.
