1 · Booking
v1 host-keep columns use accommodation (room) only — cleaning is excluded from cancel-keep amounts (see notes). Host fee is applied to the kept room amount the same way our other tools fee accommodation. Default fee 15.5% single fee.
2 · Cancel timing
Integer days: Flexible treats ≥1 day before as “until 24h before” (keep $0). Limited is for reservations booked on/after October 1, 2025.
3 · Optional rebook estimate (host input — not a forecast)
Expected rebook add-on = your probability × max(0, rebook payout after host fee − turnover). Payout assumes the same nights at ADR after haircut, plus cleaning collected again. This is your estimate, not Airbnb data and not a booking forecast.
Cleaning excluded from keep columns. Strict / Super Strict / monthly long-term / non-refundable option are not in v1 (invitation-only or out of short-stay scope).
Host keep (room) = accommodation amount Airbnb’s Help 475 says you are paid for that policy and cancel window. Cleaning is not included in these keep columns in v1.
Host fee on keep = fee on the kept room amount (default 15.5%). Documented assumption — confirm on your earnings breakdown.
Host net keep = keep − fee.
Expected rebook = your probability × max(0, rebook payout after fee − turnover). Host estimate only.
EV total = host net keep + expected rebook. Comparison aid across policies — not income advice.
24h grace (Help 475): full guest refund including taxes if cancel within 24h of confirmation and confirmed ≥7 days before check-in. Use the checkbox when it applies.
Limited applies to reservations booked on or after October 1, 2025.
Not modelled: guest-fee refunds, taxes payable, Major Disruptive Event overrides, Italy/Korea/Germany special cases, invitation-only Strict/Super Strict, monthly (28+) policies, non-refundable option.

Questions
Where do the keep bands come from?
Airbnb Help Center article 475 (short-stay Flexible, Moderate, Limited, Firm), read 2026-10-03. We encode those host-paid bands in a unit-tested table — we do not invent refund percentages.
Why is cleaning excluded?
v1 keeps columns show accommodation only so the Help 475 night/% rules stay unambiguous. Cleaning may still appear in a rebook payout estimate if you enter a cleaning fee. Confirm cleaning treatment on your own reservation payout.
What about Flexible after the 24h-before cutoff?
Help 475: you are paid for each night they stay plus one additional night. For a pre-check-in cancel after that cutoff, nights stayed = 0 → host keep = 1 night of ADR.
Is my data sent anywhere?
No. The arithmetic runs in your browser; nothing you type is transmitted or stored.
