How it works
Open index.html from the unzipped folder (Chrome, Edge, Firefox or Safari — no install, no account, no internet needed).
Pick a role and a task, then fill in the blanks with your own confirmed facts.
Click Copy prompt and paste it into the AI chat tool you already use (ChatGPT, Claude, Gemini or any other).
Read, check and edit the draft before you use it.
The page builds the prompt on your computer and sends nothing anywhere. Every prompt starts with a guardrail block (on by default) telling the AI to use only your facts, to say what is missing instead of guessing, and not to make promises for you.
Hosted Generate — included
After you buy, your order page links to a private hosted version of this desk at funrentals.biz: the same prompts, plus a Generate draft button. When you click it, your filled-in prompt is sent to a third-party AI provider (OpenAI) and the draft appears on the page. There is no extra charge and no account.
Limits: 15 drafts per day per order, 300 per order, for 90 days from purchase (the daily count resets at 00:00 UTC). We also cap total hosted drafts and spend per day and per month; when that is reached you will see “try tomorrow” and nothing is used. Availability may change or pause at any time — the offline download keeps working regardless.
Privacy: our server does not store what you type or the draft; it passes your prompt to OpenAI and returns the result, keeping only counts and cost totals. OpenAI says API data is not used to train its models unless a customer opts in, and that API requests can be kept up to 30 days for abuse monitoring (OpenAI’s data controls page, read 2026-10-03). This is not a confidentiality, HIPAA, FERPA or other compliance guarantee.
Don’t enter sensitive data: no real names, ID numbers, health information, passwords, payment details or other credentials — use placeholders.
Review everything: AI drafts can be wrong or invent details. You are responsible for what you send or publish.

Before writing, apply these rules and do not break them. Describe the property, the process, and confirmed facts only. Do not describe an ideal buyer, renter, or neighbor. Do not express or imply a preference based on race, color, religion, sex, disability, familial status, national origin, or any other class protected by federal, state, or local law. Do not use: exclusive, prestigious community, safe neighborhood, family-friendly, perfect for couples, perfect for a growing family, great for empty nesters, ideal starter home, walking distance to church or temple, man cave, wife's dream kitchen, no kids, quiet retirees, or any synonym of those. Do not invent renovations, school ratings, crime, HOA rules, square footage, or nearby amenities. If a fact is missing, leave it out and list it under Missing facts. This is a drafting aid. The agent must review every word before sending.
You are the listing copywriter for a licensed real estate agent. Write only from the facts I give you.
Write an MLS description from these confirmed facts only.
Neighborhood and city: [NEIGHBORHOOD, CITY]
Beds / baths: [BEDS] / [BATHS]
Square feet: [SQFT]
Price: [PRICE]
Year built: [YEAR]
Lot or outdoor: [LOT OR OUTDOOR FACTS]
Confirmed features: [LIST ONLY CONFIRMED FEATURES]
Confirmed nearby facts: [PARKS, TRANSIT, OR SCHOOL NAMES IF CONFIRMED]
Tone: [WARM / DIRECT / LUXURY-RESTRAINED]
Output:
1. MLS description, 700 to 1,000 characters, no all caps, no emoji.
2. Five portal headlines under 70 characters.
3. Missing facts I should confirm before publishing.
What it isn’t
The download contains no AI. The zip runs offline and sends nothing anywhere. Hosted Generate (above) is a separate, optional page that sends your prompt to OpenAI; without it you can paste the copied prompt into your own AI chat.
A drafting aid, not legal, tax, medical, clinical or financial advice. It checks nothing for compliance and promises no results or income.
AI tools make mistakes and can invent details. The prompts tell the AI not to, but that is not a guarantee — review everything before you send or publish it.
Where a blank asks for a name, you can type a placeholder (for example “Client A”) and swap in the real name after you paste the result back. Never enter passwords, payment details or government ID numbers.
The Fair Housing guardrail is an instruction block added to your prompt plus a keyword warning on what you type. It is not a compliance check and cannot guarantee that a draft is free of discriminatory or steering language. State, local and brokerage rules differ, and you are responsible for everything you publish.
It does not look up listings, prices, schools, crime or market data. If a fact is not typed in, the prompt tells the AI to list it as missing.
